At 6.5% interest for 30 years, the monthly principal and interest payment on a $300,000 mortgage is approximately $1,896. Over the life of the loan you would pay about $382,633 in total interest. A 15-year term at the same rate would be $2,613/month but only $170,389 in total interest.
